In short
- These terms cover this website. They are not the contract for your building work.
- Nothing on this site is a quotation or an offer. The cost calculator gives an indicative band; a price becomes binding only in a written quotation we sign after seeing your site.
- The site may use photographs, licensed assets, branded compositions and architectural renders. Treat an image as project evidence only when a documented project record identifies its source, status and publishing permission.
- Some project imagery is architectural rendering. Where it is, it is a visualisation of the design, not a photograph of the finished building.
- Indian law applies, and the courts at Thiruvananthapuram have jurisdiction.
The summary is here to be useful, not to be relied on. The numbered sections below are the ones that apply.
1. These terms, and what they are not
This website is published by Homeland Civil Tech, 3rd Floor, CSI Building, TC No. 28/885, Mahatma Gandhi Rd, Pulimoodu, Thiruvananthapuram, Kerala 695001. By using it you agree to these terms. If you do not agree with them, please do not use the site.
These terms govern the website only. They are not the agreement for your building work. Construction is carried out under a separate written agreement with its own scope, bill of quantities, specification, payment schedule and completion date. Where anything on this website differs from that signed agreement, the signed agreement is what binds both of us.
We may revise these terms. The date at the top of this page is when they were last revised, and the version in force is the one published here when you use the site.
2. Nothing here is a quotation
The rates, cost bands and calculator on this site are published so that you can set a realistic budget before talking to anyone. They are indicative information, not an offer capable of acceptance under the Indian Contract Act, 1872, and no contract comes into being by your using them.
A figure binds us only when it is in a written quotation or bill of quantities, issued by us against a defined scope and signed. A current proposal requires enough project and site information to state its assumptions rather than presenting arithmetic as a price.
What moves a real number away from the calculator's: the number of floors, soil conditions and the slope of the site, the complexity of the elevation, the materials you choose, the distance haulage has to travel, and the prevailing rate of labour and materials on the day. A site outside Thiruvananthapuram district is re-rated on survey.
The published bands also exclude several real costs, and we exclude them deliberately so that the base rate stays honest and comparable: land, compound wall, gate, landscaping, statutory approval fees and loose furniture are quoted separately.
3. Timelines and other claims
Any programme discussed before a site, design and scope review is indicative only. The completion terms that apply are the project-specific terms recorded in the signed agreement.
Building work is exposed to the monsoon, material availability, statutory approvals and requested changes. Any published project record must identify its status and appear only after the relevant evidence and publishing permission are documented.
Published website counts describe the current site content. They are not company-performance statistics or a forecast of what a project will do.
4. Photographs, renders and case studies
There is a rule behind the imagery on this site and it is worth stating, because it is not the industry norm:
- An image is project evidence only when a documented project record identifies its source, project status and permission to publish.
- Other imagery may be photography, a licensed asset, a branded composition or an illustration used to explain a service. It must not be treated as proof of completed Homeland work.
- Architectural renders and concepts show design intent rather than a finished building and should be labelled accordingly.
Case studies describe work we carried out for a particular client on a particular site. They are a record, not a specification: no two plots, budgets or briefs are alike, and nothing in a case study is an undertaking to achieve the same result on yours.
5. Reviews and testimonials
The reviews on this site are from real clients and are published with what was actually said, including the criticism. They describe one family's experience of one project. They are not a promise that yours will go the same way.
6. Credentials and registrations
No professional registration, certification or trade-association membership should be inferred from this website unless its current certificate number and scope are shown on the relevant page.
RERA registration applies project by project where the law requires it. Ask for the applicable registration and professional details for your specific project before relying on them.
7. How you may use this site
You are welcome to read, print and share these pages. You agree not to:
- Copy, republish or resell the content, as a whole or in substantial part, without our written permission.
- Scrape or bulk-download the site, or run automated tools against it beyond ordinary search-engine crawling.
- Use our name, logo, photographs, renders or drawings to promote another business, or in a way that suggests we endorse it.
- Send us false or misleading details, or another person's contact details without their knowledge.
- Use our published phone number, WhatsApp number or email address for marketing, bulk messaging or any purpose other than contacting us about building work.
- Attempt to interfere with the site or gain access to any system behind it.
When you send an enquiry you confirm that what you have told us is accurate, that the contact details are yours or that you have permission to use them, and that you are at least eighteen.
8. Intellectual property
The text, photographs, renders, drawings, layout, design and the cost model behind the calculator are owned by Homeland Civil Tech or licensed to us, and are protected under the Copyright Act, 1957. Library photography remains the property of its licensors.
"Homeland Civil Tech" and our logo are our marks. Nothing on this site grants a licence to use them.
If you believe something published here infringes your copyright, write to us at the address in section 12 with enough detail to identify the material and we will look into it promptly.
9. Links and embedded content
This site links to Google Maps, our Google Business Profile, WhatsApp, Instagram and Facebook, and embeds a Google map of our office. Those services are run by other companies under their own terms and privacy policies. We include them because they are useful; we do not control them and we are not responsible for them.
What each of them can see when you use it is set out in our privacy policy.
10. Availability and accuracy
The site is provided as it is. We take care to keep it accurate and we correct mistakes when we find them, but we do not warrant that every figure is current, that the site will always be available, or that it will be free of error or interruption. Rates in particular are reviewed periodically and the page you are reading was built on a particular date.
We may change, add to or remove any part of the site at any time, including services described on it, without notice.
11. Liability
To the extent the law allows, we are not liable for loss or damage arising from your use of this website or from reliance on the indicative figures, timelines, renders or general guidance published on it. Decisions with money behind them should rest on a written quotation, a site survey and professional advice, not on a web page.
Nothing in these terms limits or excludes any liability that cannot lawfully be limited or excluded — including liability for fraud or fraudulent misrepresentation, or for death or personal injury caused by negligence — and nothing in them affects our obligations to you under a signed construction agreement or your rights under the Consumer Protection Act, 2019.
12. Governing law
These terms are governed by the laws of India. The courts at Thiruvananthapuram, Kerala have exclusive jurisdiction over any dispute arising out of this website or these terms.
If any provision of these terms is found to be unenforceable, the rest continue to apply.
