Commissioned by a senior physician family returning from the UK to settle in Kowdiar. The goal was to build a modern 4 BHK multi-level villa that maximizes privacy while welcoming cross-breezes from the eastern ridge.

The constraint, and what we did about it.
Every plot has one thing that decides the whole design. This is the one that decided this build, and the structural answer we took to it.
What made this build difficult
An 18-cent plot with a steep 4.2-meter natural elevation drop across the site, coupled with strict municipal setback rules bordering high-value residential properties on both sides.

Design & structural decisions
Engineered a stepped RCC raft foundation that works with the natural slope rather than leveling it. Integrated double-height glass courts and a cantilevered teak deck facing the eastern garden.
